What is Real Estate Tokenization? 

Real estate tokenization is interesting because it associates a physical asset (i.e., the property) with a virtual token, which can be used to represent an interest in the property. As a result, tokenization is a unique way for investors to raise capital for projects, whether they're currently under construction or planned for the future.

How It Works

The real estate tokenization process is relatively simple, and it begins by identifying the asset you wish to tokenize. This can be a piece of vacant land, an apartment building, a commercial complex, or any other part of real estate. Typically, this step involves evaluating and purchasing the property.

Once the asset is in a company's possession, it can tokenize it. With a basic understanding of the blockchain and relevant laws, anyone can generate smart contracts to bind a token to an asset. The tokens are then generated, with the company specifying how many should be created.

Companies will "launch" the investment opportunity using a security token offering (STO) where people can buy into the project by purchasing tokens. For example, for a small project worth half a million, a company may generate 100,000 tokens and sell them for $5 each. The project will be funded when all tokens are sold and construction can begin.

As with any investment, inherent risks are involved when investing in real estate tokens, but this new asset class holds incredible potential. For instance, the flexibility, speed, ease and reach of this asset allows almost anyone to invest in projects from anywhere and with relatively small amounts of capital to start with.
